The Buying and Selling process can feel very overwhelming, but it doesn’t have to. If you have break it down into steps and tackle them one at a time, it drastically simplifies the Real Estate process and makes the experience less stressful.


In the market for a new home? Here are the typical steps for purchasing a property that most Buyers follow.

Mortgage Pre-Approval

Getting pre-approved for a mortgage gives you a pretty solid idea of what you can afford, what your interest rate will be along with your monthly payments. This will significantly narrow down your property search in terms of price range, house type, size and location.

Creating a ‘Must-Have List’

When creating your wish list for your next home, there are several factors to consider, including what you ‘can’t live without’ and what would be ‘nice-to-have’. Important points to take into account are location, housing type (detached home vs. condo with Strata for example), size of home, any special features and of course price range.

Property Search

Here’s where I come in. Once we’ve discussed your specific search criteria, I will generate a personalized search for you, with suitable listings sent directly to your inbox. Once you see something of interest, I will schedule a time for us to view the property together. I strongly recommend also checking out as many Open Houses as you can, to get a good feel for certain neighbourhoods and to be able to compare several homes.

Presenting an Offer

Once you’ve found ‘the one’, I will prepare the offer for you and send it over to the listing agent once it’s complete. There are several details we will need to go over prior to preparing your offer, including purchase price and deposit amount, desired Completion and Possession dates and any subjects you’d like to include.

Deposit & Subject Removal

Once your offer gets accepted, you typically have 7 or so days to remove subjects on the property. The usual subjects are financing, inspection and approving of the Title Search and Property Disclosure Statement (plus receiving and approving of the Strata Documents if applicable). Once you’ve removed subjects, you will have to provide a deposit of at least 5% of the purchase price, within 24 hours, (depending on how the offer was written). You would provide the deposit to me (usually in the form of a bank draft) and it will then be held in trust by my brokerage.

Completion & Possession

This is the exciting part. The Completion date (commonly referred to as ‘the closing date’) is the date the property is transferred and the date the money for the purchase is transferred from Buyer to Seller. Completion dates can be scheduled for any day of the week between Monday - Friday, as long as it is not a Holiday. Possession day is ‘key day’. This is when the keys are transferred from Seller to Buyer. Possession day commonly takes place a day or so after Completion day.

Choose Your REALTOR®

Why work with a REALTOR® when selling your home? Not every licensed Real Estate Agent is a REALTOR®. To be a REALTOR®, an agent must be a member of the Canadian Real Estate Association (CREA) and a REALTOR® will ensure the transaction is completed professionally and competently. I, as your REALTOR® will take care of all the details for you, and am committed to providing you with honesty, dedication and results.


The planning and preparation stage inloves choosing the right time to list your home in terms of what the market’s doing and what works best for you and your family. This is also the time for us to do a solid walk-through of your own home and ensure it’s ‘list-ready’. I will complete a Home Evaluation and provide you with a Comparative Market Analysis (CMA), both recently sold and currently on the market, to establish a listing price together. We will then go over the listing agreement and marketing.


Once the listing agreement is signed and completed, I will schedule the photographer, videographer and 3D floor plan. Your home will be marketed on various platforms including MLS,, REW plus personal and Brokerage websites. I will also have full colour brochures created and printed, which will ensure your home is unforgettable to any and all Buyers visiting the Open House.

Get ‘Open House Ready’

Once your home hits the market, you want to make sure it is as de-cluttered and clean as possible, and is always ‘show-ready’, especially when it comes to Open Houses. I always recommend removing as many personal items as possible for Open Houses, as it helps give Buyers a sense of what your home would look like with their own furniture and personal touch. Remember, less is definitely better!


We’ve received an offer, now what? Once someone submits an offer on your home, you have three options: you can accept, counter or decline the offer.


You’ve accepted an offer, the Buyers have removed subjects, what happens next? Immediately, we would touch base with your financial institution or mortgage broker, along with your lawyer or notary, who will work on all of the paperwork to complete the transaction. They will be in contact with you prior to Completion day for your signatures and to go through all of the documents and details. The final step is Possession day, where you hand over the keys to the new Buyers and move on to your next home!
